The Audio Acoustics project was a 40,000 square foot tilt-up constructed facility built for Argonaut Properties, of which Audio Acoustics is a subsidiary. SGA was contracted to facilitate in the project as a developer / contractor. We assisted in the site selection, design, value engineering, construction and tenant improvements. Currently, we are working with the tenant for the balance of the space and performing their tenant improvements. |

As stated above, the building has tilt-up concrete walls with the following :
- Metal roof with a four-ply roof
- R-19 rigid insulation on the roof,
- Pin-on insulation down to 10’ off of the slab on grade,
- Dry-fall paint on the roof structure,
- 4,500 sf of tenant improvements on the first floor of Audio Acoustics space,
- 2,990 sf of tenant improvements on the second floor of Audio Acoustics space,
- 2,990 sf of storage mezzanine in Audio Acoustics space,
- All mezzanine floor construction was constructed of metal joists & deck with concrete floor.
- Ten overhead doors with high
- lift tracks,
- Eight dock doors had dock levelers & two were constructed with on-grade ramps,
- Audio Acoustics floor system was a raised access floor with air distribution and electrical, communication and data lines under the floor.
